Are You In the Game On The Bench Or In The Audience?

This is a very simple question.  Despite the answer this is a classic situation where actions speak louder than words.  The truth is self evident regardless of the words!

In makes no difference if you are a seller or a buyer of Bonaire real estate.  It makes no difference if you are buying for pleasure or investment.  It makes no difference if you are buying for pleasure and investment.

It makes no difference if you are motivated to sell under pressure or not under pressure to sell.  If you have a deadline it is irrelevant.

Almost every buyer and every seller says they are a real player. They are in the game.  They are willing to do whatever it takes to accomplish their goal of buying or selling.  Most of the time these sellers and buyers are very emphatic in their statements.  They say the right words and have the right passion.

We always accept what a seller or buyer says.  We never make a judgment.  The market place does make a judgment.  The market place makes an immediate judgment and assessment.

The moment a property comes on the market the other buyers and sellers say this is a great buying opportunity or this is overpriced and overvalued.  The moment a buyer makes an offer the market says this is a serious or non- serious buyer.

The market place immediately separates the players from the bench- warmers and the people in the stands.  They may all think they are in the game but the only ones truly in the game are those on the field.  Those on the field have to give it their all every moment of the game or they will be kicked out of the game and replaced.

A player may be kicked out and be replaced by a bench warmer who decides to switch from talking to action and make the necessary moves to get in the game.  Someone in the stands who decides that they must get into the game and win the game may kick a player out of the game!

By or selling real estate is not like a line in an airport.  Buying or selling real estate is like a line in the grocery store.  In the airport there usually is one big line and several agents.  You join the line and eventually you get to the front and you go to the next available agent.

In an airport line there is a strict hierarchy and order.  No one cuts in front.  No one goes faster or slower than someone else.  You wait your turn and move forward till you are at the head of the line.  If some new agents come to service the line everyone moves equally faster.  If agents close their window everyone slows down at the same pace.

Buying and selling real estate is like the line in the grocery stores.  There will be many types of lines each very customized serving a very select clientele and offering very unique opportunities for those who meet the requirements.

There may be a self -check out line.  These are usually very short very fast lines.  These self-checking lines are for buyers and sellers who accept and respect the market place.  They know the market.  They understand what they must do to buy and sell in the market.  They are fully prepared to meet the market on its terms.

If they are a seller their property is a crème de la crème and properly priced and valued to be the very next property to sell.  If they are a buyer they know what they can afford and are willing to pay.  Their financing is in place and ready to go.  They know what they have to do and when they will have to do it and they are ready to act.

The grocery may have lines for 10 items or less.  These lines are akin in the real estate market to the properties that will sell within the next or soon under normal market conditions.  These are not the best value.  These properties are vying for 2nd best.  In a slow market it may take 6-12 months to sell a 2nd best property.  A seller in this market always is at choice to take action and move to the self-checking line and become the best value in the market.

Many large groceries have a check out line for 10-20 items.  This is not a very fast line.  It is faster than the no limit line but it is not a very fast line.  If you are a seller in this line you probably will never sell your property except in a runaway market.  As run a way markets only occur every 10-20 years your chances of selling are slim to none.

If you are a buyer in the 10-20-item line you are the counter weight to the seller.  Except in a super strong buyers market your chance of buying is very slim.

Sellers and buyers in the 10-20-item line are successful only when the market is at an extreme swing of the pendulum.  Of course if you are a seller in a cold market the situation is bleak for you and in a hot market it is bleak for the buyer.  Just because you are in line does not mean you will get the results you would like.

If you are in the no limit line in the grocery store you are most likely going to have a very long wait.  In real estate waiting does not correlate to eventual success.  In real estate it means you will be one of the 65% of sellers who never sell even in hot markets. If you are a buyer it means you will be among the 90% who do not buy even in cold markets.

In the “grocery” line of real estate the picture is compounded by the ability to switch lines.  You can abandon the general line and go to the self service line or any of the other line.  You can also go from a fast line to a slow line.

If you refuse to stay ahead of your competition your inaction coupled with their action will move you from a fast line to a slow line.  Your competition can move you against your will in real estate.  This happens all the time in real estate especially when the market is in an extreme position.

In a hot market buyers will often outbid other buyers.  In a cold market sellers will often drop their prices below yours.  In real estate you can move backward in line.
